Of course. I like to tell buyers I work with about a situation last summer. We were first ones in, beautiful home listed at $399K. Once we left, they told me how much they liked it and I shared that I had just closed on another in the sub, that I knew it would sell, probably full price. They didnt believe me and I understand, we all want "a good dea". They slept on it, limped in at $375K. Sellers received 3 other offers the first 24 hours. Buyers upped it, rewrote at $415K. Sold for $425K VA loan in 24 hours. Sometimes, paying full price is a good deal. Had they done that, right away when we saw it first, they would have got the house at $399K. I have learned this lesson, many times over. I can share BUT I have learned many buyers have to learn it on their own.

This year 50% have been over list price. (be aware, some of those were strategically priced)
Over 60% of homes sold in Pinellas County FL are cash sales. That does create a unique environment for the astute professional. Mortgage lenders, however, are very unhappy with having access to just 40% of the market.

In the first few years in my new career (I began in 2005), I had less than 20% offer full price.
Now in the incredibly strong market in my town (Durham, NC), the majority of my client's offers are full price or above. Otherwise, they do not get a chance to be presented to the seller because of competing offers.
