one never knows.... it's the job of a listing agent to shop the offer that comes in and secure more offers, but that's not exactly the way it should be done!!!  all offers need to be delivered as soon as possible.... if the seller wants to see if there are more coming, the listing agent's job is to shop the offer in hand....quickly.... and then an answer needs to be given to the buyer.... most shopping will result in an empty bag....

You could send the offer to the brokerage and let the brokerage forward it to the agent.

just sounds like a technically challenged agent to me. Perhaps if you don't hear from them first thing in the morning a phone call to the broker is in order. After all it's the broker's listing.

Time to hand deliver the offer to his broker. This sounds like a stall to allow him time to have a client write a better offer.

It part of the tech-world in which we live. When one link in the chain gets over burdened, prioritization protocol kicks in. For cell networks it means sending calls directly to VM without ringing your phone. AND in some cases the VM is not accessible for hours and hours...without the owners knowledge.

ISP use different processes. Some channel to spam other trim the message of attachments, and some attachements are victim to security protocols.

As a professional you must be prepared for these issues. If you don't have a plan B, you will be perpetually blaming others when the fault is the middle ware provider. DOn't look to place blame (games) but be a solutions provider.

PLAN B can look like:

1. Do you have another email address through a different system

2. Here is a link to DropBox/Skydrive/GoogleDrive

3. Go to the nearest Kinkos, Staples, UPS store.

4. Got FAX?

It's possible but probably not, I usually CC to another email and it magically gets through. This happened recently with an appraisal and a pre-approval letter in separate instances.

You never know about some of the agents that you have to deal with. Hope for the best but don't count on the contract until you have it in hand.

Sharon Altier, SFR I would tend to believe it until the agent said they are out of town and can't pull up attachments. Potential red flag.

Sounds like he's in the woods literally and figuratively when it comes to technology and being prepared when on vacation. Wait until he gets back and see what happens before you decide what to do next.

Sounds like an idiotic agent to me... might be a way of stalling you while they are negotiating another offer. I'd make arrangements to send it to the agent's Broker.
