I think good pictures, an appealing description, and fair price all put together will attract many buyers in the way you'd probably be seeking attention.

Daniel - I know that this is simplifying things, but have the home priced right for the condition it is in, and it will sell itself.

Other things are to fix it up so there are no issues, and buyers can just move right in. Obviously have it listed on the MLS with great photos, and a sign in the yard. Syndicate it on as many sites as you can, including Z & T. Make sure the home has excellent curb appeal.

Make sure that it is clean and shows well... the first time it hits the market. Professional photos and maybe a video on the property will definitley help go a long way in getting the home noticed as well.

Priced right & make sure the yard and inside looks decent. Invest in some new mulch or paint.

If you are referring to getting noticed online, buy a good camera and take some time taking pictures, it amazes me what some agents put on the MLS.

Here's one idea to add: Utilize Zillow to drive traffic directly to a single property site.

Create a mobile optimized single property site with professional photos displayed in a full screen gallery/slideshow.

Add the URL of the property site in the description on Zillow. Also, use the "Video Tour" link on zillow and link it to your property site.

You can get serious buyers taking a good strong look at the property.

List it on local MLS, make sure it is sydicated to the most amount of web sites on the web.  For sale sign in yard, directions directing potential buyers to property, plus open houses.  More people that can view it, greater the chance receiving an offer.

After all, most agents have exactly the same resources and are helpless without the MLS.

Everything you do above the MLS is how you get the home noticed MORE.

What I DON"T do is feature on Realtor, or pay Zillow or Trulia.
