Kathleen Daniels - this is simple. Ask them if they will share the selling price of their pending listings. (Now some of them may say 'yes' - tell them you have a different policy on that, you don't share it until it is closed!)

Nope. I do not share and don't think it is in my seller's best interest in case the sale should fall out. When it closes I am happy to share because it is public record.

I simply say that sales prices are not disclosed until the transaction is complete and it's posted in the MLS.

I would tell them that the sales price will be posted after the settlement takes place. This is confidential information that should not be disclosed.

In the real world, we know that agents talk too much and this information is often shared.

I do not provide the information. I say I am not at liberty to discuss that with you or anyone. You will know when it closes and the information becomes public record. 

Then I will get the question:  Did it sell for over asking price? 

It just does not end.  I just had an agent go through that drill with me.  She said, "so you don't know." 

Gheez, of course I know.  Head bangers for sure.

As so many of you point out, it should not be disclosed. If the sale does not close then not only may the seller be compromised, as Barbara Todaro points out ... but people will be making decisions on what may be false data.  Either way, not good.

In this area, that info is NEVER divulged until it closes - then they can see it in the MLS.  I can't swear that all agents handle it this way, but that is the correct thing to do to protect the seller.

I definitely do not disclose the sales price when my listings are pending. The sales price should not be disclosed because if the transaction falls apart it could compromise the seller. It is unethical to disclose the price until the home has closed and funded!

Being that the property isn't "sold" there isn't a sales price and of course the contract price means very little if the sale doesn't close and for that reason "mum's the word" because dislcosing dollar amounts could cost the seller if the deal fall through.

I will tell them the list price and remind them that there is no selling price until the property has closed.  You can't tell them  contract price.  What if the contract falls through?

I just simply ask them if they are new to real estate.   That usually does the trick.

I do not get that question for other agents.  I get that question from buyers wanting to know what the buyer paid prior to closing.  I tell them I do not know as that is private information until they close.

That is a simple answer: the sales price will be made public AFTER the property has closed. That has not happened yet.

I don't get those calls often so I just tell them I can't tell you that. If they came in frequently I'd consider reporting the agent. But it's not where near that point yet.

"Thanks for your call and as soon as it closes I will let you know"...some try to play the guessing game and name a number and ask if they are close! Appraisers sometimes do the same. In our tight market this is happening often.

I don't get that question from agents or appraisers, as they know we will not provide that information until closing. The most I get is a question that asks if we got close to asking price.

We don't have a "pending" status in our MLS.  In any event, the sales price for residential listings in the MLS is required to be posted within a specified period of time so the other agents can be referred to the MLS listing.
