OMGoodness . . .   4 times!!!!!   You either have the patience of a Saint or you are desperate for business.  Either way, stop torturing yourself!

People will treat you how you allow them to treat you.  

Canceling once is possible but twice?  Next client please, line forms to the left!

Tell them that you can not help them if the fail to meet with you at scheduled times. Simple solution.

That is why you get paid before showing them anything. 

$250 up front for scheduling a day of showing. 

Once.  I make an appointment to go show and they stand me up?  That happens once and I am done.  Things happen, they come up but a responible person calls you to let you know vs allowing you to keep the appointment.  I am in a fortunate position to have enough work that I can start to be more selective.  How long do you wait?  They get 10 minutes, and if they do not show I leave and no call = I dont go back and not working with them moving forward.

About the third time we would have to have a serious conversation.

Jon - I guess I would say that finding a rental property is not a real priority for them if they have had something else more important come up 4 times. I would have a heart to heart with them and find out what is really going on. If they are serious, they need to keep their appointments, and if they are not serious, you need to move on and let them go.

Very fast they get an adios. I often turn down rentals as I just do not have time.

There are always reasons why someone has to cancel.  However, it it happens more than once, I do not schedule anything until they are at my office at the agreed upon time.  Having said that, I don't normally show rentals but it applies to tardy home buyers just as well.

Use your gut , but, i would give up pretty early. certainly no more than 3.

On to the next client.  Stop sending reports.  If they ask why, you can tell them you are in the business to make money and clearly they do not respect your time, since they continually cancel. While they may give you some notice, you did change your schedule to accomodate the showing.  They are probably trying to get free info; thinking they will get better rate if they don't go thru you. 

I'd stop sending properties and move on to someone who understands this is a business.

Two strikes and I would issue a warning that I won't schedule again without a deposit.

Jon Bromby It's pretty obvious they aren't serious about renting a property. Spend your time on something else more productive.

I don't do rentals but if I did they could cancel once.  After the second cancel I would no longer send anything.  Nothing to say, just don't send anything.

Charge a retainer, $1000 is a good incentive to prioritize your day.

I believe it is three strikes and you're out on rentals.
