Once. I make an appointment to go show and they stand me up? That happens once and I am done. Things happen, they come up but a responible person calls you to let you know vs allowing you to keep the appointment. I am in a fortunate position to have enough work that I can start to be more selective. How long do you wait? They get 10 minutes, and if they do not show I leave and no call = I dont go back and not working with them moving forward.

Jon - I guess I would say that finding a rental property is not a real priority for them if they have had something else more important come up 4 times. I would have a heart to heart with them and find out what is really going on. If they are serious, they need to keep their appointments, and if they are not serious, you need to move on and let them go.

There are always reasons why someone has to cancel. However, it it happens more than once, I do not schedule anything until they are at my office at the agreed upon time. Having said that, I don't normally show rentals but it applies to tardy home buyers just as well.

On to the next client. Stop sending reports. If they ask why, you can tell them you are in the business to make money and clearly they do not respect your time, since they continually cancel. While they may give you some notice, you did change your schedule to accomodate the showing. They are probably trying to get free info; thinking they will get better rate if they don't go thru you.

I don't do rentals but if I did they could cancel once. After the second cancel I would no longer send anything. Nothing to say, just don't send anything.
