Paul - Our standard purchase contract has 9 pages, but there are typically addendum's and other forms included (HOA's, Market Conditions, etc). I would say on average there would be at least 13 pages.

My state contract to buy and sell is 16 pages long...could be longer depending on additional provisions. That includes the signature pages. It covers everything.
Then we also have disclosure docs for lead based paint, source of domestic water, square footage disclosure and the seller's property disclosure. Also closing instructions.
