I usually advertise the OPEN HOUSE as much as possible; on the MLS, Trulia, Zillo, Realtor.com , the area newspaper's Real Estate section , Craigslist and Facebook.  I also add extra signage and directionals the day of the event and serve light refreshments.  If you can get a sponsor, you can have a drawing for a gift card or prize also.  Partnering with other agents who are hosting homes nearby also makes it possible to have a Progressive drawing, where the buyers must view ALL of the homes to participate in the drawing; and this increases EVERYONE'S traffic.

Advertise.  I list it on MLS, we pay to for Listinghub service, list open house and it goes out to all the offsites too.  I am a featured agent on Zillow.com, post the open house and get a good turn out.  I have sold many, from clients that saw the open house on Zillow.com, including my first home where I ended up representing both parties.  I own 12 Open House directional signs, will put up at major cross street and walk them into the home address.   Good luck, still one of  best ways to meet potential clients and to "own" an area.

#1. Choose the right house. Not every house is an open house candidate. 

#2. Know the purpose of your open house. There are as many as five very benefitcal puposes, and if you pick none, you have no purpose

#3. Arrange props, carry aways and staff to align with THE purpose.

#4. Advertise online, in print and in advance with street signs. Do not give a time range. Simply state, 'Open House 2 PM'

#5. Follow up. Your follow up will be welcomed since your touch points will be properly aligned with the PURPOSE of the open house.

Here is the result of a well choosen, strategicly staged, properly staffed open house. 

How could you NOT want a list of living, real, human beings who are active in home search AND possibly selling their home. (yes, one purpose of an open house it to get more listings) And the price is one you simply can't refuse.

Open Houses here are a way of life on Sundays.  Just need to put out a sign.  Personally, we do not do them except on a very rare occasion and that would be most likely a one time only.
