Susan -- it is still fairly common in our market to provide flyers/brochures. There are left in the house for potential buyers when the house is being shown.

I do leave a flyer. And when I take buyers to listings, they do take them to jog their memories when they get home.

I like leaving something tangible that buyers can pick up in the home.  Though, for customers of other agents the ethical way to do this is with non-branded flyers.

Yes, and the inside the house are usually nicer and contain a lot more information. The one outside are usually one page, and sometines have the plat printed on back if it's a large lot.

Only on the upper end properties taht have so many features a buyer would not be able to remember them or likely miss some of them. I also put these in pdf on the MLS for download.

Susan,

I like those high end flyers your company produces.  Many of the ones I have seen here are definitely a selling point in many marketplaces.  I hesitate to give you a "pat" answer, because I do not know your marketplace.  The two marketplaces where we worked in Canada was in Regina, Saskatchewan, and Quebec, which are distinctly different than Toronto, Ontario.

There are many ways to add to your umph, this may help demonstrate your umph.  A

I always leave flyers inside the home which I have listed. I have several different ones. One details home facts and mortgage - another which has more pictures and pertinent home details - I one more which I create and bind a copy of the sellers disclosure, avg. utility bills (12 months), photo sheet with pertinent home details.

Don't see. Why anyone needs to be snarky. This sounds like a regional issue. Some do. Some don't. In the DC metro area buyers like having something more than the MLSprintout to take away. It's free for you. So why not.  Do you do open houses? That is when I think the buyers like to have them.  AND ITS FREE

I do.  outside on a flyer box installed on the sign I placed, that way potential clients get my contact information.  In the house, only people that see flyers are those accompanied by an agent, they are spoken for.  Outside is best.

Let's see if I get this right.

IT is a house flyer INSIDE the home. The target citizen gained access to the home because they are with another REALTOR who is their buyer agent at this time.  The 'target' may think this action is more like washing a rental car. NOT NECESSARY. The 'target' may rightly think this a highly misguided effort that misses the mark entirely. They are standing inside your listing, with an MLS printout, their agent, and there's that glossy, a clear example of mindless rundancy and unnecessary extention of their stay.

HOWEVER, what if that paper was actually relevant to the targets real needs?

Well just like those who need to fill ALL 50 slots on the MLS with images, some will see FREE and put those fliers in the house.

I do provide printed material for those who enter the house, but it certainly does not contain ANY information the already have.
