On the surface, range pricing seems ridiculous.  Why the heck would someone choose to pay the high end of the range?

When I use range pricing, it is because search engines pick up the lower number, which causes the property to appear in more search results and that gets more eyes on the property.

Range pricing is not for everyone, but it can be a useful tool.

This is so common in my area, that I was surprised to hear some agents hadn't heard of the practice. It's a technique that seems to have some influence on buyer behavior. For instance, in the case of newer buyers, they assume they need to offer within the range given. Their agent will explain that they don't have to offer within the range, but there's still a psychological effect that sometimes works.

 

It also can work when a buyer is looking up to, say $650,000, but not $670,000. The seller wants $670,000, but wants to capture those in the lower price range, too...because people can sometimes be enticed to offer more.

 

It's just another techinque to use in helping sellers get a better price, and probably only works in some markets.

Mike McCann - Nebraska Land Broker - that is called Value Range pricing. I don't like it much anyways - though we do see it sometimes in our area.

It makes buyers MAD as heck as if it is say 275000 to 300000 then everyone offers 275000 but everyone gets rejected because the seller wants 300k. In the end no sale and alot of mad folks.

Then I read Jill Murty, Realtor - Serving Orange County, CA 's explanation and think that this does make sense.

And after reading Linda Schneider 's explanation, I may even try it myself.

I haven't seen that in our area and I wouldn't use a range for pricing. Adding $15,000 with furnishing included yes, but range-pricing no.

This was in vogue a while back (so, I'm told).  Though, I've never seen it used in any effective manner to make any sense for the seller.
