Before Trla & Z went public they were living off VC investor's money and were more careful with effectiveness of their advertising program.  Neither companies were profitable then or now. As a public entity Z has the responsibility to maximize the revenue and exploit their advertisers.  As internet site becomes more mature, people are less interested contact another agent checking them out. Word of mouth from coworkers, friends, and farming is where you get it. It was that way before the internet and looks like it will continue to be that way my friend.

Read the small print regarding how these companies suggest a lead be managed. If your business has the ability to respond to leads within 8 nano-seconds then such lead sources could work for you. 

Now, to validate the quality of what you are being sold suggest you will pay 5 times their rate but only for leads that close? When a vendor knows they are selling junk they want to stay away from that deal.

Finally, if their sales staff ever said, "If you close only one deal it pays for itself." you should know they are playing on agent desperation, NOT the quality of their product.

NO. I use calls , notes, pop-bys & meals (coffee/lunch) to work with my existing & past clients, service providers & networking partners for their referrals. I get leads from my listings, so I'd rather spend my time, money & energy on people that are already happy with me & prone to refer me their family & friends. I like the quality over quantity approach. I also feel every time I'd broken down in my early career and tried a Zillow or Trulia, etc. program in the past...I bought the magic beans: no magic & no  beanstalk.

The cost / benefit never panned out for the leads I paid for in '09 and '10. It was the rage then but come to find my existing database of customers was all I needed to concentrate on. Yes, I got sucked in temporarily!

Zero dollars, I don't believe in shotgun advertising, nor do I believe in non-targeted lead generation. Youtube.com is major. I posted a video yesterday about a nieghborhood where we bought 12 lots for investors, and one of my investors who bought 5 homes so far saw it, contacted me immediately, and wants 4. The cost of the video? Zero.

I have and got out as quick as I can, it is the worst investment you can make. Took a year to get Google Partner certified myself, learn everything I could about marketing online. Pretty much got myself a PHD in digital marketing. Now I can generate easily 10 leads a day on pennies from Facebook that are real, was able to start my own consulting company because I had the knowlege of digital marketing and expand real estate to three states.

I learned that it is better to learn the skill of getting leads as opposed to something you have to pay monthly for.
