In my  market it all depends upon the rest of the transaction. But most typical,  is to treat the windows as an action item to be remedied by the seller.

that's a money drain if it's not fixed....I don't consider it a cosmetic issue....it's needs to be fixed.

if they're cloudy or are visibly holding moisture they have to be replaced at the expense of the seller.

Windows that have lost their seal should be repaired or replaced. And, many of them can not be repaired so they need to be replaced.

From all the storms that come thur Southeast Louisiana, many of the window seals are broke. So we recommend them to be repaired or replaced.

The Agent you choose REALLY does make a difference

I point out to buyers windows that have lost their seal when we view the property - it is the exception not the rule for a seller to remedy this at their expense in my market.

In my market, at least the hot sellers market we are in now, sellers don't have to do squat to sell their home. That means, I recommend the buyer correct if their offer is accepted.

I always ask for seller to fix it; I tell seller clients to fix before going on market. But if I represent the seller and it's only one window in a home, I might argue it's a cosmetic item.

In Ca Propeties are sold As Is, as disclosed and subject to inspection, with the exception of State, Regional and Local requirements.  All other repair items are to be negotiated between Buyer and Seller.  Every transaction is different so there is no standard for repairs to be made or credits provided for the sale  or properties.  Explanation of the process to each Buyer starts before the offer is made.  Also, to the Seller at time of listing the property.  The better we discuss the process to our buyers and sellers the less issues we have during the transaction.

Inspectors always cite these items and if it's important to the buyers, they ask for them to be fixed. If they're planning on replacing the windows anyway, or prefert to focus on other issues and if it's just one window, they might let it go.

That would depend on the price of the home. If the home is priced correctly than I could see it as deferred maintenance. However, if they are asking top market price and the windows have lost their seal, than I would ask for a credit or replacement or repair of the window.

Yes but why didn't the listing agent ask the seller to replace these windows prior to listing.  Most buyers will not offer on a home with broken seal windows.
