I tell them that is a perfect opportunity to check the plumbing, the water pressure etc.   Obviously, I make sure the house has not been winterized and the water is indeed running!

If the listing agent is present, I ask. If not, I check out the bathroom to verify if the water is working. There is not much more you can do, other than verify afterwards that they flushed.

In an unoccupied property, I first check to make the water is on and then give the okay.  I keep a roll of toilet paper in my realtor supply kit in my trunk in case there's none in the property.

If it's a vacant home, the first thing to insure is that the water is on and that the toilet will flush.

If it's an occupied one, and there's a guest/half bath, I typically let my clients use it (and have on occasion used it myself).
