No, I haven't. I mark my listings' status changes immediately and if a status change occurs and I know there's a showing planned, I also get a message to that agent asap to let them decide if they want to show anyway. I've been on the receiving end of an agent not letting me know and it's always annoyed me, so I try not to do it to others. (The old Golden rule!)

No. Agents can still show under contract properties, and most usually call first and ask if listings are still fully available.

Hi Russ - No, fortunately.

Our MLS has an anonymous reporting system for violations of this type.  I believe it is one free pass and then fines(and rather steep are enforced).
