I'm in a rural area - so the question does come up regularly. Some of the things to consider are:

shape of the parcel

road frontage

location of the current improvements

market data showing absorption rates by price group

availability of financing

debt on the property, and the underlying collateral

I don't suggest it, i just ask if they ever considered it. Many like large parcels and don't like development. It's case by case. It can be time consuming and expensive.

If they can afford the time and expense, and if the division will allow for each lot to be zoned for at least one residential dwelling, yes. On Kauai the division will increase the value substantially.

It all depends on the situation.  I deal with rural properties and farms and work with clients that are mostly interested in these types of properties, especially horse people.  These people are usually searching for open land to keep their animals.  In some areas, it might be a better idea to subdivide, if there is a market for it.

Yes, but its a long process and sometimes the local zoning office has to approve it, then the survey needs done and approved etc.  Preplanning is necessary

I've seen a reason to join adjacent properties.  In New Mexico, I've seen off-grid lots of 1/4 acre for sale.  But 3/4 acre is required to install a septic system.  So, it makes sense to buy 3 adjacent 1/4 acre lots to assemble a larger parcel.

I have suggested that the seller may get more money by splitting it up or selling a side lot or parcel separately. My job is to get the most for the seller so we need to at least have the discussion and ultimately they will decide.

If the property is a large parcel and the subdivision will create more than one marketable parcel, the answer is often yes.

It depends on the seller's needs and wants. If the seller needs to sell it quickly, then I would market the property/land with the added potential of rezone.
