Heirs inherit. Mineral rights and surface rights are separate. Realistically, .2 of an acre's mineral rights will not get anyone rich... Of course exceptions are theoretically possible.

Seller retains mineral rights forever unless it is spelled out. What you might get depends on what value might be their and is it worth seeking it. It is hard to take mineral right with out the full ownership most of the time.
