Rudy Sedano That's a big portion of your business. Zillow has an office within walking distance of mine and they must grow to survive. They took the position of many Corporations to grow by aquisition. There are many new smaller contenders using the MLS - I myself use Home Scouting direct on MLS very effectively with buyers, shoppers, and even people who just like to snoop about the current value of their home. What other online rescources could be used to shore up or back up or be already up and running if somehow Zillow loses?

Evelyn Johnston I'm always planning and thinking ahead. I believe this is a long term war. I'm surprised no Realtors see what many agents I know (whispered but not typed on Active Rain also owned by Zillow) that Zillow's rise to dominance is a major change for how real estate is sold.

Inna Ivchenko it will change our marketing - the value of your own website, blogging, writing, and sharing becomes fresh news and Realtor.com may rank up higher than Zillow eventually when a consumer google searches. The value of keeping information on you own personally owned website (in case you leave) and own controlled blog about local information will end up being seen more frequently.

Sham Reddy for years Zillow has gained influence (and stock ticker price) by making consumers feel they are the go to source for listings and property valuations when infact they don't provide those services well. Listings can be a year old but the business model is to get advertising revenue. I suspect Zillow was ready to roll out its pilot of actually selling real estate direct in certain markets... ohhh thats a hot topic

I just cancelled my worthless Trulia paid subscription from which I have never received a good lead from. The my Zillow rep called to tell me my current ads world increase nearly 30%. Since my leads have gotten few and far between I cut my ad dollars in half and will use them else where.

Caroline, myself and my team were at the Zillow conference here in San Antonio about a month ago where this was discussed. In numerous locations Zillow as direct agreements with area real estate boards and direct MLS feeds.
Trulia currently accepts feeds from other smaller syndicators.
Based on information provided, my understanding is that in our area specifically Zillow will have a direct feed from MLS. They did not discuss Trulia since their purchase had not been fully finalized and inidcations where that Trulia will continue to operate as a separate company.
All that being said, Zillow has been about 1/3 - 1/4 of my business and as I have grown my team, I have increased my investment with Zillow. If what I understand is correct in my area specifically, nothing changes with my strategy. We have a multi-avenue approach with marketing and advertising. If I see a severe down-turn in leads from Zillow, then I would adjust my strategy a bit.
