In my market we no longer have an "off" season. Right now people are coming out of the woodwork to purchase in the south.
On a more precise note - I have found that listing it on MLS is best Thursday evening - LOTS of weekend activity!

I'm from the old school of thought, that Spring in New Orleans is the best time for Real Estate Sales. Now of coarse this does not mean we don't list and sell property in September. I just drove thru Uptown and saw a large amount of For Sale signs up. This very question was on my mind.

There are two optimal time windows for listing a property for sale in Albuquerque. The first one is from February 15th to April 15th, the second one is from August 1st to September 1st. Everyone thinks summertime is when the market is the hottest. But as you'll see in this visual, the number of listing relative to the number of buyers in the marketplace is at it's peak. That means there is a ton of competition. Bet the rush and list earlier in the year, or wait until everyone is back from vacation in June and July. At least that's what works best here in Albuquerque/Rio Rancho.

It's slow right now but what I tell my sellers is that the people who are going out during extreme cold and snowy conditions actually need to buy. You'll get feweer "let's see what's out there" showings.

After Easter Sunday or April 15, whichever comes first. IMO, serious buyers don't wake up and say we're going to buy a home today, they plan to buy. Sellers IMO, who list their homes without planning to sell often fail in securing the optimal price for their home.There will always be exceptions, however, if the property isn't in a desirable neighborhood, competitively valued and isn't immaculately clean, I would advise waiting while preparing to show the property.

Its a beautiful sunny day here in California's wine country. The hills are green, the daffodils and mustard are in bloom, and inventory is low...great time to sell, and property photos would look Springtime fresh. On the other hand, if you live on the east coast with the terrible snow storms...maybe not.

That's a question that I get almost everytime I'm on a listing appointment. The best time is when you are ready to sell. I agree with Mitchell above and he stated my thoughts on this precisely. What sellers need to understand is market conditions can change over any time of the year and it would take a crystal ball to determine if one season is better than another. Being in California we are not dependent on weather seasons but I have sold as many homes in the rain as I have in good weather. I am usually as busy in November, December and January as I am other months. So I'm saying any of the 12 months is a good time to sell Mr. Seller...when do you want to move is more of the question and plan accordingly.

If you mean by time, day of the week or season I would say any time that the seller is truly motivated to sell. If they are not a motivated seller, I would prefer they not waste my time and stay off the market. I also don't want to show homes that are listed by other agents if the seller isn't motivated. On top of that I would very much appreciate it if they were market ready too and not be working on them to get them market ready while listed.

For more actionable responses you need to identify the property. Here in Pinellas County FL, the best time to sell a 2/2 condo is March which means list in Jan or Feb.
5 bedrooms in 5 star school districs have an entirely different pattern.
