The easiest solution, of many that can be implemented, is:
Equip your cell phone with 'hot spot' capability ($$$). This means you will be able to use the 'Facetime' application connected via the 'wi-fi' of the hot spot and connect to your client.
On Sprint, the 'hot spot' resource can be turned on when needed.
This is an invitation to anarchy, a gateway to the greatest dysfunction you can imagine. What is your time worth?
This is a business, not a hobby. If the buyer is incapable of making a purchase decision based on this activity, you are simply wasting your time. IF they must be present to buy, then get them in the home and don't waste your time.
So spend the $30 with Sprint and give it a test drive as the agent and as the buyer and get it out of your system.
What I do is have three movie tours ready for show.
The first is the CC version to buyers.
The second is the MLS version abbreviated and without branding.
The third is the full walk through that includes the mechanical room, storage spaces, garage, electrical panel, HW heater, laundry....and all the grit and grim including the 'featured' elements. This tour is on Youtube but is private. You will find this a better solution for your business and protects you from mission creep and creating a time-hole from which it is very hard to recover.

I use Ustream. The basic level is free and does everything I need it to. I can use on my ipad or iphone and broadcast live as I walk the home, explaing things just as if they were with me, or I'll record and send them the link to view at their convenience. It works out great for my out of town peeps.

You can also use your iPad and walk around the property as you are having a conversation and describe it to them. One of our clients did just that, with a client who had forgotten how a particular room was situated. A
