This product is achieving the lowest cap rates of all classes of commercial properties in Houston, except for the best retail ground leases (like McDonalds or Chick-Fil-A). Multifamily properties have sold as low as low 5 caps. New developments have come on line in the inner loop and with this scarce land being used, it's bidding up prices on existing apartments.
