1. Put up a sign on Monday that there will be an open house on the day and time you plan to have it.

2. Call and advise the neighbors that there may be extra traffic this coming weekend

3. Advertise in the local paper

4. Advertise on all the on-line players and don't forget your MLS

5. Place a minimu of 8 directional signs the day of the open (the more the better)

Using baloons is a violation here, but mls, internet, post cards mailings to neigborhood, sign rider an yard sign, maybe some newsapaper ads will usually attract visitors. Although, many of the visitors will just be curious neighbors, btu that just goes with the territory. Sometimes those neighbors know someone that might be interested.

I ususally put in in the MLS early in the week so that it can populate so that folks who are searching online will see it. On the day of the open house, I put out plenty of directionals, and a sign in front of the house. My company pays for an open house ad in the newspaper as well, so I try to coordiante it with that extra advertising. I ask most of the people who come to my open houses (ten sets fo folks last Sunday!), and the vast majority tell me tha they learned about the open house online through realtor.com. trulia, or zillow.

signs, sign, sign, balloons, neighborhood mailing list, more signs, blog posts., facebook and twitter.  I also ask my sales people to look at the listing and make comments about the home the morning of the open house and also mention the open house. Oh yeah, youtube also.

In today's Seller's market I advertise, and put a rider on the for sale sign on when the open house will be held.    When it was more difficult, I walked flyers 2-3 blocks around the home, balloons and held contests.

Hello David, I had to take a second glance.  I like that you have an 'Open Home' rather than open house.  My area is so spread out once away of the main town area open houses just do not seem to draw, no matter the extent of pre-advertising.  On the other hand Cindy Davis if you are preparing meals for yours please do let me know the next one you are having.    Mark

Thank you for sharing Debbie Reynolds , Debbie Laity and Cindy Davis .  I use to to do a whole bunch of them last year and prior years, but got out of the practice.  Figure why not sit an open house, especially since I can make calls, blog, .......etc from the open house.  Big difference was that no buyers ever came looking for me if I was working at home.  Yet, seems like traffic is down a bit.

Lots of internet posts and this does get people to see and come. Notes into the neghborhood and to clients in your database also produces results. Putting a sign up early announcing days ahead the open house is coming gets folks putting it on their calendars.

I used to work really hard at them, prepare meals, lots of advance publicity, etc. Most ot the time, it din't really make a difference. Some homes are just located in better locations for open houses and others are not. I've honestly found that holding a broker's open house can be more effective than a public one.

When I use to do open houses, I would often team with a lender and then advertise in the paper as well as the things you mentioned. Open houses aren't popular and are a waste of time in my market. 

I have even teamed up with other agents and a major lender for a one day grand slam on open houses. We did a two page center advertisement with a map. We also had prize drawings. No one experienced any kind of turnout to speak of.
