I usually say I have lots of friends in real estate too. Then I proceed to tell them why I can assist them better.

I'd ask the person if they'd feel more comfortable talking with their friend who is in real estate.  That usually prompts them to tell my why they're talking with me and not their friend.

I have worked with friends without any issues. Like with anything in life, it's about setting expectations up front and talking through what might become issues.

It really depends, but in general the answer would be: no, I would not discount my fee, since I would work much harder for my personal friends. Yet, I give them a very!!! nice closing gift.
I learned it many years ago, when I ask my very close friend, a very famous at that time fashion photographer, to take my pictures, hoping he will not charge me at all......he explained me.........and I got the message very clear. At that time I was upset, but the more I thought about it, the more I agree. Don't mix friendship and business~ you'll loose both~ saying from my country.

It all depends on the nature of your friendship.  Some people are better off referred, and some are easy to work with.  I referred two friends who were selling their building.  I just knew that with their personalities it would endanger the friendship.  So the referral fee was just great.

A few months ago I worked with some really good friends of mine on buying a bank owned property. It wasn't a smooth transaction due to the bank taking it's time on paperwork and the lack of information from the other side. My friends gained a whole new respect for what I do.

Each situation is different. I would have to take it on a case by case basis.

I was speaking with an agent who is helping her sister buy her house and a few things came up. I warned her, be ready that anything wrong in the house is now your fault and you should have caught it. LOL

Praful, I would ask if their friend was a full time Realtor and working in the local area of interest.  If so, they may very well be able to have good representation from their 'friend', though this is typically not the case.

No, if I were a single agent, I would refer them out for the sake of our relationship. I work with another agent, though, so it would be easy for me to just say I will be involved, but the other agent with work directly with them.

Buying or selling a home is a stressful process.  The stress can be tremendous and not having a friend involved may save a friendship.  Would I work with a friend?  As a real estate agent I want to say yes but I think I would prefer to refer to another agent.
