If they fall in love, they write the offer immediately - with me... lol!
Praful Thakkar I wanted to let you know you provided some thought and inspiration in my blog today. Monday I had a battle royal with agents who did not out in offers for a new listingu i said would sell in mere days. It leads me to the conclusion that the first time a buyer is writing an offer they usually wait a few days to a week, then after they find they lost that home because of their delay, they write the next offer right on the spot after finding a home they love.
If they are truly falling in love and have all their financing in order, they can't wait to write the offer so I oblige.
My buyers are all over the place. Anywhere from NOW to maybe next month. Problem with next month is that the property may not be available. And so it goes.
If they've fallen in love with the property, it's right away.
Normally in my experience, it is within a day.....if it is longer than that, I need to do some digging to find out why.
I have had a list of 10 homes to show and written the offer immediately after only showing one of the 10 homes and I have had other buyers loose out because they waited too long. One thing that appears consistant is the longer it takes them to make the offer, the worse the offer is.
In the last couple of years is has been the day they saw the property, probably due to the type of market we are in and lots of competition
From 1 minute to days. Each one is different and depending on the market and if we know we are in a time constraint.
They should do it right away, but buyers remorse sometimes gets in the way...
By the next day generally. If they love it, why wait?
