What a great question! There are so many answers rolling around in my mind, it's hard to pick just a few.
I like anecdotes that lead to a point; preferably examples of things you have found that confounded you or were funny on the surface, but dangerous or stupid things homeowners/contractors have done - leading to a discussion of what was wrong/right in a particular scenario. What things alarm you most when doing a home inspection. What are the most common things you see? How would you like clients and agents to behave during a home inspection? Let you do the inspection first then go over salient points? There is so much!

Now that pot is legal in my state, that gets everyone's attention. Legalization really does have issues that affect real estate. Mold can form. Houses can burn down from do it yourself wiring. But I know this won't help you. I know mold is still a hot topic in my area, and so is asbestos because of all the older buildings we have.
