Todays political climate can be hazardous.
It may take some time!
If clients ask me, I tell them what's good for them and what's not.
They always make their own decisions. Though, I don't have to work for them.
If they ask for it, I do.
I feel like I should present the facts and if asked express a professional opinion. In the end it is not my decision.
We should let the clients make their own decision but it is good to educate first time buyers about resale issues if they will have to sell in a few years.
You need to kniw your client, some will accept adviice while other may not. Know them and take their lead is what i practice.
I feel I want to hear the clients opinions at all times. It keeps the dommunications open and a good feel for what they are thinking,.
On the lending side, as soon as I've presented the available options and which I believe are the best ones for their situation (along with why) I let them make their own decision.
My job is not to control them, and my involvement depends on how interested they are in the home we are looking at. No use in spitting out knowledge if they don't show interest.
