I think that Jill Murty, Realtor makes an excellent point.  There is a tusch for every piece of real estate!  On the other hand is there a way to create a green wall using fast growing plants, so that the dead don't decide to peek in on Halloween night?  A

In what way is it challenging?  Put op a sign in the yard that says these neighbors are quiet, orderly and never interfere with your plans.

I have a listing just like that with the back yard over looking it. Surprisingly i have had more people love the privacy and quiet neighbors. A couple weeks later and 3 offers it is now under contract

I agree with Jill.  I would like the quiet neighbors, but, obviously, some people might be uneasy with it.  I am at a point where, really, what is the worst thing that could happen there? 

Keep marketing know that just like a property that abuts train tracks, some will like it, some won't!

I had buyers who bought -- and regretfully sold after many happy years -- a property that backed to a cemetary. They liked the privacy. The wife liked the people watching. They felt it was exactly like backing up to a park that could never be developed. They lived in a very desirable town and area so when they sold the cemetary wasn't an issue -- probably because it had never been an issue for them. If you can figure out how to make that the case with your listing, it should move if it is, as you say, aggressively priced.

I agree with Joan Cox - every house will eventually have a buyer. Also,  I would make sure it is disclosed in the MLS so that people know right up front of the location, so that your inquiries will be serious ones!

Market and stage the home (and of course price it) as well as possible. There will be some who won't consider this no matter what. Others won't care. At least the neighbors will be quiet!

In description - may be quiet neighbors or something similar?

Every location offers pluses and minues. This location is one which will definitely turn off some...but appeal to others. Those that like peace and quiet, will probably be just fine with the location. Good luck.

Ron,  Thanks for your response.  I have been at this one for several months and at the price this property is, it should overcome it's location.  I couldn't have a nicer seller who is so understanding.  Just want to get it sold for her.

This may seem obvious, but everyone likes quiet neighbors and the cemetary offers that.  

Some people will be freaked out by the proximity of the cemetary, others won't care and will consider it a neutral and others will see it as a benefit.  

Keep marketing the property, make sure it shows well and is priced appropriately.  Your buyer is sure to come along.
