The sellers think they can list it for themselves and get buyers w/o realtors assistance.

Zillow has confused and depressed many home owners in my area. Many have made near life ruining decisions based on the poor information that Zillow and other 3rd party sites have provided.

The Zillow opportunity is based on the laziness of agents at large. If you are top of mind in your market area, Zillow may be a reference point, but you will be their guy. A

Too many of them thinking the "zesstimates" are gospel truth. I spend so much time explaining why they can't depend on those to determine their home's value.

Not always for the better becuase the estimates are so far off in some cases it causes more confusion than help.

Every one thinks they can open Zillow or Trulia and get an accurate snapshot of a local housing situation. Why do they need an agent? <chuckle>

Mason - I would have to agree with William and Nina. Home sellers do not know their local market, but think what they see on Zillow is completely accurate, including their Zestimates. They truly do not understand how real estate works, and then we/agents have to explain what is really the truth about their local market, and why Zillow is not always right.
I don't know about other agents, but if I had a nickel for every time I heard "Zillow says my home is worth ..." I would be very rich.
