The 'promise' they won't hear or see me again for four years.
Seriously, I treat them to whatever was revealed as a passion or 'new life' intent they embrace. For some it is lunch with the mayor, while for others it a site seeing cruise from the comfort of a well furbished water craft and occasionally, it is simply a running T with the words FINISH BIG!
Should my brain synapses activity cease, I'll do the wine or gift card.

This differes from clients to clients.
I usually give,
1- Return Labels with their new address (Order on line, just before closing)
2- I think every client (Buyer) when they get the key (if this is a resale home) needs cleaning supplies (Paper products, floor cleaning supplies, bathroom cleaner etc). I'm sure they will use every bit of these)
3- If I know what restaurant they like, will give them or take them for dinner.

I also try to tailor gifts to the possible desires of the client. Wine, gift baskets with an assortment, box of cigars, dinner at a nice resturant, chocolates, a round of golf at a nice course, something...

I agree with others, it is better to customize your closing gift to the needs of each client. Ask questions and listen. I usually send a congratulation card at the day of the closing and visit them in a week with a closing gift and a copy of their file( on usb drive or printed, their choice).

It depends on the clients. I have a few that I refer to and model to meet the clients needs.

I usually ask my clients what they need for their new home, or if it is a Seller moving to a new area - what they would like. Sometimes they want to all go to dinner and celebrate the closing, and other times it is gift cards for furniture.

Mary Ellen Vanaken my closing gift is a gift card to a resturant that is local if possible and if not one that is a chain so they can use it where ever they are.

I like to personalize my gift depending on the client. One likes to BBQ and moved from out of state so I bought them a set of Virginia BBQ sauces with a kit. They loved it. Another client had a dog who they just adored so I got the buyer a gift card while I got the dog gourmet treats. Some talk about needing a date night, so I will get them movie tickets. Some are wine lovers and I will buy wine glasses. I think that is the fun part...picking out the gift!

A gift that keeps giving, like a subscription, or some sort of wow, they will not forget for a long time.

I give gifts that each client needs or desires. Invariably, each clients needs something for their home - if not, I often buy a gift certificate at their favorite restaurant.

It is not customary for an agent to provide a closing gift here. But, there have been a few times where I have had some amazing clients and I will purchase a small gift item for them. There is an agent in our office who will give her buyers a congratulations card. For the most part, we stay in touch with our buyers and sellers because we often see them out and about or they may go to our church or the same school as our kids. It's not a large town, so we see each other a lot.

My gifts have ranged between a gift card for $100 to Lowe's to paying for a home warranty program for a seller. I try to tailor it to the needs of my client.
