I have done this a couple of times Praful Thakkar although it's usually only by modifying the Seller's customized sales contract. I find that they rarely have the Buyer's best interest in mind.

Of course, like many of you, I did have a negative experience working with some agents. If I represent buyers, I'll just disclosure my experience ( since I already know what likely to expect) and move on with an offer. I agree with Noah.
Yet, I was in multiple situations when the reputation of the agent sealed the deal, and the offer not always was the highest.

I am certainly more enthused when I know the "other agent" is one I respect and can count to do their part of the transaction. When that isn't the case, however, rather than "cringe", I steel myself and get ready to do more than my job if necessary, to keep things moving smoothly. I am sure, if we cringe inside, we all rise to the occasion on the outside!
