This is going to sound crazy, but I try to avoid working with people that are mean to their pets.

We also screen some people out for size of job/budget, location, renters, commercial and timing.  We are having to prioritize my time more and more.

If they are  not 100% sure they want to sell.

If there is any hint of dishonesty...(I ask a lot of questions that I already know the answers.)

Its TRUST! If they can't trust you and you can't trust them. there is no point working together for one of the biggest financial commitment of the consumer.

I do offer the EASY EXIT - both from listing agreement as well as from buyers.

Debbie Gartner I do not think that sounds crazy.  I would be the same way. I canceled a listing year ago because I could not tolerate the way the husband treated his wife.  It's just too negative to be around and take on.

I can usually judge a person right away. Fortunately for me...I've only had a few people I didn't want to work with. One of them I was ready to cut loose and my broker encouraged me to stay with them, and I got screwed. That was during the really bad years.

In the case of a buyer if they won't get with a lender first before we go out looking, with a seller if they are unreasonable about the price they want to list at after looking at a CMA I create.
