I have seen both types of trees done really well. Personally, I would use the service of renting a live tree, and having them take it and recycle it next year. I would definitely decorate even if my home was for sale, it gives the buyers an opportunity to visualize how great a home can look. A

I personally would recommend a real, natural tree. The scent itself will draw buyers to stay longer at the house. The more time one spends at a property, the more likely they will fall in love with it.

Yes, to decoration. Maybe less than usually, but definitely the house looks better with Holidays decorations.
I would suggest an artificial tree( no mess) and few candles for an aroma of holidays.
