Well Bob I would say it's neither, it's usually the homeowner who isn't being realistic when pricing their home. I'm sure there are many agents who over price homes but is it because the seller isn't reasonable? another great question.

I would have to say it is both. The market has a huge impact and so does how we recommend the listed price to the sellers. If sellers are still listing their properties above the market, then we failed in communication.
