I read your post in a literal sense and not as a probe for suggestions. Your question hit a sore point with me. I list and sell land and cabins in rural areas where the lots are around 40 acres. I recently completed a market survey. The properties I sold recently ranged from $1,200 per acre down to $660 per acre while other agent's sales in the area were in the $200 -300 per acre range. The other agent's Sellers were not well-represented.
Potential Buyers of properties on larger lots know what they want. You just need to advertise to them in a way that shows the property in terms of what they seek. If a potential Buyer sees the large lot as a negative they are probably not your Buyer for this kind of property, anyway. I don't think you will change any Buyer's mind by the way you advertise. You can, however, change your advertising to attract the right Buyers.
