Build up the advantages of owning more land...

 privacy from neighbors, room for the kids to play,  be your own own gardener, room for a pool, tennis court, fire pit, putting green, gazebo, lawn parties and BarBQues etc. Play up th e land as a unique feature.

What is the zoning for the property? That will give you an idea of what is possible and who the potential buyers might be. Is the current home move-in ready and conforming to the rest of the neighborhood, or is there an opportunity for say, multi-family construction or for a larger home to be built?

I read your post in a literal sense and not as a probe for suggestions. Your question hit a sore point with me. I list and sell land and cabins in rural areas where the lots are around 40 acres. I recently completed a market survey. The properties I sold recently ranged from $1,200 per acre down to $660 per acre while other agent's sales in the area were in the $200 -300 per acre range. The other agent's Sellers were not well-represented.

Potential Buyers of properties on larger lots know what they want. You just need to advertise to them in a way that shows the property in terms of what they seek. If a potential Buyer sees the large lot as a negative they are probably not your Buyer for this kind of property, anyway. I don't think you will change any Buyer's mind by the way you advertise. You can, however, change your advertising to attract the right Buyers.

Margaret Rome has nailed it. Not to mention there could be other conventional ways, too.

Highlight the space and place for a pool and extra elbow room. That attracts some people's attention.

I agree with Kim's comments. Even if you advertise to bring buyers to the place if they do not want a large lot they will not buy it.

You may be able to serve your Sellers better by letting someone experienced with larger lots do the listing.

Two acres is considered HUGE in Silicon Valley.
