Before listing a home for sale on MLS, my clients and I agree on a detailed marketing plan, which is included in the listing contract. If it doesn't work (less than once per year average) then the listing is contractually withdrawn or terminated. I've also sold three of these listings after they've been removed from MLS.

I've never had a listing expire; ever!

I've never tried to be a top producing agent, and my goal is to help one client each month achieve their real estate objectives. How does this make me inferior to the award winning agents who rely on a high volume "hit-and-miss" tactic?

I believe the self-ingratiation of our industry is a sham, and I question whether we are serving the public by allowing so many expiries. Where is the professional accountability in that?
