I am a REO certified specialist with many short sale transactions under my belt over the last two years. Most of the business generated by the top agents in our area over the past year have involved distressed properties of some kind. Todays market demands experience in the selling and buying of REO properties and short sales. It is imperative as a consumer that you choose agents that are up to date in the handling of these transactions. I have been working as a Realtor in Georgia for about 4 years and originally in North West Indiana back in the 80s. To illustrate how much the market has changed I remember interest rates of 14% to 16% and thinking 12% was a fabulous rate. Todays rates are at levels below 5% and still people think they are too high. I also recall the rule of thumb from the 80s that if you did not live in your home for 10 or more years you would not have built any equity. That rule seems to be coming back in a big way and should not surprise anyone who owned Real Estate back then. This all leads me to the conclusion that this is the BEST time to buy Real Estate that I have ever witnessed in my life time! Low rates . incredibly low prices, and the new extended tax credits allow you to get in low and start building equity in a market that eventually must start to improve.
