      Although I am extremely versed with all mortgage loan products, I am most known for being a FHA loan specialist, and working with first time home buyers.  The FHA loan is probably the single best loan program for the first time home buyer in the market today.      Guaranteed Rate is a correspondent lender and can also act in the capacity of a Broker if needed.  This means we are direct lenders that operate, underwrite, and lend with their own money.  Working for a correspondent lender allows me to work with many large national banks and local banks in your community; giving me the ability to find the best programs, and guidelines from each.   Acting as a broker gives me the capacity to search out lenders that dont meet the traditional rules of a mortgage.  Going with me is a one stop shop.  I can offer flexibility to the consumer, rather than the consumer being chained only to the underwriting guidelines of that one bank. It's a win-win.
