Short Sales....Short sales are situations where the homeowner owes more on the property than they can sell it for.  These type of transactions require patience (sometimes up to 6 months) just to complete the transaction.  Many short sale transactions are initiated, but are not completed.  Here's a tidbit I found on the California Association of Realtors newsletter...article source is by Rachel Raskin-Zrihen/Times-Herald staff writer...copied with permission"Many of the short sales will never go through because the owners (seller) won't qualify, the bank will take so long to respond that the interested buyer will disappear, or the listing agent has set a list price that is unrealistic and not acceptable to the bank.  But they do give us a hint of what is to come when those homes in distress are foreclosed upon and become (bank-owned)."********************************************************************************************Foreclosures....Foreclosures are known by several names including Bank Owned, Bank repo and REO.  The process is very similar to a normal resale transaction and with proper coordination, can close in a 30 - 45 day window.  There is additional paperwork such as a lender addendum.  Also, the lender is not required to submit all disclosures because they didn't live in the property.  They and their agent must still disclose anything they really know about the property.  Foreclosures are always sold "as is" meaning the owner (the bank) will not perform any of the repairs, even mandated ones, although they will provide termite clearance in most cases.  Most foreclosures are properties that have experienced extensive deferred maintenance, meaning the home is in need of many repairs.  In some rare cases, the home is in great shape and these are normally the "great deals" you hear about.  They are out there... i find them..
