Along with my partner Nancy Phelps we began pulling permits in the affordable housing market in 1998. We have four manufactured and modular home dealerships for whom we provide our services exclusively. We also gather private customers throughout the year by means of word of mouth. Our dealerships consider us a turn key operation. This is where a home buyer selects and purchases a home and land, then we are called upon to provide the service of putting the whole project together from property search and permitting to final inspections.

Since Nancy and I work tandemly we separate our areas of expertise. This allows us to be more flexible in the field and at the different governmental agencies such as building and zoning.   We split the the details of a project in the folowing way.

Nancy gathers all the pertinent information regarding the subject properties, including but not limited to; zoning, gathering all the necessary paperwork to apply for building permits and the estimated costs for permits. I provide a cost analysis to determine the cost to develop the properties. These estimated costs to develop are passed on from our dealerships to the lenders.  I contact the client and  schedule appointments with them on their subject property. Once we meet and a customer doesn't know where to place their new home or well and septic system, I give them my recomendations based on code and my esperiences. I draw up the site plans to scale and submit all the necessary paperwork for the onsite sewage disposal systems.  I design how they are to be laid out once the results of the perc test are gathered.  I do all the driving which free's up Nancy to do the phone work while we are on the road.  But in the office we share that responsibility.  We both share the scheduling for development of the projects. We consistantly check the progress of each project and keep the client updated. Upon completion of each project we call in all the necessary inspections and final inspections.

We know that not all properties can be developed.  Some have shortfalls that can be fixed such as building in flood planes or wetlands.  Some properties must be put back together after an illigal split by a landowner. Some properties have to go before the board to be granted permission (variance) to build for an array of reasons.  We tackle all comers and try to make any parcel of land that has a deficiency buildable.
