Hello friends and fellow real estate professionals!

 

I'm Jason Polancich, founder of ReallyMarket, licensed real estate agent, and career software engineering and digital marketing specialist.

 

Over the last decade, I've helped hundreds of Realtors® build websites, do SEO, run digital ads, write blogs, do social media, and myriad other digital marketing activities designed to grow business.  

 

I've learned a lot about getting more visibility online in the real estate space, but most of all, I've discovered why agents and brokers get frustrated with online marketing and fail to reap the rewards:

 

They skip past the simple fundamentals required to get seen.

 

So, why?

 

Well, I've narrowed it down to just five important reasons:

The Fundamentals that Drive 95% of Great Digital Marketing


I won't lie to you about digital marketing or try to make a "molehill out of a mountain," so to speak, because it's hard.

It's complicated, complex, and more than a little frustrating to learn.  

 

It's a whole career field and industry unto itself worth trillions of $$$ each year.

 

Modern digital marketing predominantly revolves around a methodology called "Inbound Marketing."  

 

You probably know all the pieces and parts of it already but may have never heard its "official" name.

 

It all makes sense to just about anyone who's a resident of the online, connected world we live in today, even if you don't know, in any academic sense, what it's all about - or that it's being used on you too.

 

You can read more about it here if you want some background, but to put it simply, Inbound Marketing means using websites, search engines, email, social media, and content such as blogs to get found online where your ideal audience spends their time looking for things they need, solutions to their problems or something they want to buy.

 

Again, that makes sense, right? And that's where it all goes wrong for real estate pros trying to do it.

 

Because everyone is online all the time on their phones, Facebook, Instagram, sending emails, ordering TVs, and doing banking, it SEEMS that it all makes sense.

 

It all SEEMS logical.

 

Thus, it SEEMS like getting a pretty website will get you found. Or posting a new home you've listed on social media will help get it sold. Makes logical sense, right?

 

Nope. It's not, it won't, and it doesn't.

 

But that doesn't mean you can't get great results from digital marketing; it just means you need to know which things are most vital for you to focus on and how to set those things up, so you get the most return from the least amount of effort, time, and money.  

 

Here are the things you need first and foremost:

 

- A website built to be found on mobile devices by people using Google Search, and that's more "function than form" (i.e., a pretty website gets you nowhere!)
- Regular "long form" content (e.g., blogs, guides, and articles) written to be explicitly found by the readers you want as clients
- Exciting and helpful "short form" content posted on the right social media channels for business partners, home buyers, and sellers
- Practical email marketing, such as autoresponders and "outreach" emails
- A well-maintained database of your clients and "captured" leads (i.e., a "CRM")
- Current positive reviews and testimonials (what we now call "social proof" and "reputation management")

 

To sum all that up in one sentence, you need:

 

A website with solid SEO (or "Search Engine Optimization") so Google shows you to the people searching for what you do, and that's fed by regular content posted to your site, and on social media, that's designed to gather client names and emails so you can reach out to them.

 

Yeah, it's a mouthful (and quite an ugly sentence), but I'm big on being as straightforward as possible in as short a space as possible.

 

To explain it by way of a simple example, here's a scenario that illustrates how it works:

Janet S. wants to buy a home in {Your Town}, USA, under $750K near a highly-ranked school for her daughter, but she doesn't know which neighborhoods are best.

 


Janet goes to Google and searches "best elementary schools in {Your Town}" and sees an article in the top search results titled "Guide to the Best Neighborhoods in {Your Town} for Parents with Young Children" written by you and posted to your website.

 


Janet clicks and sees an article filled with school ratings, area demographic info, a neighborhood breakdown by current home prices, and a "Contact me to get a full PDF report in your email of neighborhoods that match your needs" blurb with a web form.

 


Janet fills out the form, and it goes into your CRM automatically and notifies you of Janet's interests instantly by email and text, along with her contact info.

 

You grab your phone and call Janet, talk about neighborhoods and homes on the market right now, then you schedule an appointment to show her four homes on Saturday.

 

When Janet filled out your web form, her info went into your CRM and enrolled Janet in a 3-email series over the next few weeks offering valuable home buyer info on mortgages, affordable local moving companies, and reviews of happy clients you recently helped to buy homes.  

 


It's a simple example, but it encapsulates everything Inbound Marketing; and everything you need to do to grow your business digitally.
