Born and raised in York County, PA, I attended Dallastown Area High School, have deep roots locally, with a large family and a lifetime of experience in my community.  My husband, Paul, is a retired Police Lieutenant from New Jersey.  We have 7 children between us, a total of 11 grandchildren.  We attend a local church near our home and love singing in the choir. 

I am also support the Red Lion Area Community Services & Food Pantry, and am a member of The Young Women's Club of York (for women of all ages who are young-at-heart), which is a social organization that does Volunteer work to give back to and support our local communities.

I have been a REALTOR for over four years, and have had extensive and on-going Real Estate training.  I strive to learn something new each day, and take advantage of every learning opportunity my industry affords me.  In all types of market conditions, my clients can depend on me to give them the best service possible! 

As my motto states, "Your Best Interest Is My Only Focus!"  I always listen to what my clients want, explain things to them, and educate them whenever I can.  Everything I do is guided by that Focus.

In addition to being a Real Estate Agent, I also have earned the Certification of SFR (Short Sale & Forclosure Resource), as well as being a Charter Member of The Real Estate Cyberspace Society, through which I have earned the designation of RECS (Real Estate Cyberspace Specialist).

Although I now work with both Buyers and Sellers, when I first became a REALTOR® in 2007, I chose to specialize in working mostly with Buyers, as that was when the "Bubble" burst and it rapidly became a "Buyer's Market."  It is still somewhat of a Buyer's Market, but a change is on the horizon, and it now makes more sense to work with anyone who has a real estate need or want.  I currently enjoy every minute of working with both Sellers AND Buyers, focusing more on Sellers who need to do a Short Sale transaction on their properties, in order to help out home-owners in distress! 

However, I want to emphasize that I do not believe in practicing "Dual Agency" on a non-distressed real estate transaction where the Listing Agent also brings in the Buyer for a property that same Agent has personally listed on the Market, even though many other agents in Pennsylvania will do so.  Why? Well...  I do not propose to know how to negotiate with myself to serve the best interests of 2 separate clients at the same time on the same deal, nor do I know how to keep a secret from myself or to not tell myself what I know about the other side.  

I believe that, since I have a Fiduciary Responsibility & Duty to each client to always keep that particular client's best interests as my primary responsibility, there is no real way to do that for two clients at the same time on opposing sides of a transaction.  Therefore, whenever a Buyer I represent wishes to purchase one of my listings, I will always refer that Buyer to another agent in my office who will then be the only agent working for/with that Buyer, always keeping that Buyer's best interests as their focus.  I will then represent the best interests of only the Seller, who was my original client in that particular transaction.

Even though REALTORS® can legally practice Dual Agency in the Commonwealth of Pennsylvania, I have made a conscious business decision not to do so, except when the property is Bank-Owned or a Short Sale, where the decision is not made by a home-owner. In those cases, we use Loss Mitigators, and the negotiations are done with an Assett Manager at the Lender, so there is no conflict of interest.

As for working with Buyers, I will always do my utmost to help you find the home you want, in the shortest time possible, and for the best terms possible, always representing your best interests in the transaction.  I especially love working with those who are relocating to our area, 1st time Home-Buyers, and "Down-Sizers" of any age, but I absolutely will work with anyone.
