With all the information available to us via the internet, today's buyers are more savvy than ever! That being said, you need to be informed and educated before investing in real estate. If you expect to get full retail value for your flipped real estate property, it must be mechanically sound and look great! The floor plan should have a nice open flow and the kitchens and baths must be totally updated to retail grade, not rental grade. The house's exterior should reflect the updates on the interior with nice landscaping and eye-catching curb appeal. As a rule of thumb, be prepared to spend around 10% of your real estate flip budget for landscaping. If you're going to allot $20,000 on your renovations, plan on $2,000 of that going into landscaping. Keep it simple, green and clean! Given the same level of renovations on similar homes, the house with the landscaped yard will sell quickly; the other one will sit on the market. If you invest wisely and renovate wisely, you can expect a very good return on your real estate investment.
Everyone knows that the Charlotte real estate market remains strong, and is a great place to flip homes. But don't be afraid to flip when the market goes cold or flat. Markets don't dictate profits, deals dictate profits. If you know how to get good deals, you can flip in any market! The way to maximize profit on any real estate deal is on your way INTO the deal. Know how much you need to pay for a house in order to achieve your profit goals when you sell it. If the seller won't sell at the price you need for your desired profit, walk away. If you can get it at the price you need, buy it! You will never make money in real estate by sitting on your assets.
Assemble your team. Home flipping is a TEAM sport and the stronger your team is, the more successful you will be. First, you will need to find an experienced Real Estate Agent, one who knows the market and can help you spot good investment opportunities. Then you will need a banker who is familiar with the investment market, and is willing to work with you. Lastly, you will need skilled sub-contractors who will complete the project on time and within budget.
