My first professional experience with pet urine odor removal comes from owning and operating a carpet cleaning business removing pet spots, stains, odors & then repairing carpet that was permanently damaged. As years passed I took classes in water damage restoration, technical drying, odor remediation for sewage & flood clean-up. Wanting to separate myself from the rest I took on the challenge of being the first company to specialize in pet urine odor removal exclusively. The most important aspect to our service is our "INSPECTION" we use a 365 nm high output uv black light to find not only invisible urine stains but also the severity of visible urine stains, previous accidents and cleaning that has taken place to remove urine stains in the past that may still be a source of urine odor.
The uv black light is our most important tool with it we can quickly find problem areas and check electronically for moisture below the carpet on sub floors & in drywall. These are areas that are not usually inspected during a routiine "home inspection" unless it is obvious and even then it will only be a notation in the home inspector report that the "BUYER" have the extent of possible urine damage checked by a 'SPECIALIST".
Our inspetion includes: uv black light inspection, moisture detection, report of our fiindings, recommendations and a estimate to remove the urine odor. This report helps the the buyer & seller understand the severity of the odor damage, what work will be needed to permanently rid the home of the urine odor & how much it will cost! With this information the seller & buyer can agree to put the money in an escrow account to be used to make the repairs after the seller has moved out. It can also be used as a guide to give a cash credit to the buyer after closing or it can be used as a guide to adjust the asking price of the home if the seller has no desire to make any repairs or improvments on the property.
After inspecting and finding the urine damage in the home we begin the drying or cleaning process and then apply a 2-component odor encapsulator sealer that prevents any urine odors from returning. This treatment is gauranteed and here are some of the areas we treat.... concrete, drywall, framing members, plywood, natural stone, hardwood floors, tile, mexican pavers, brick, garge floors, dog kennels, patios & decks.
