Once we know your price range, we can consider these DuPage County areas (Naperville, Lisle, Aurora, Downers Grove and Woodridge) or fast growing Will County places (Plainfield and Romeoville) which is where much of the new construction is. After you've received your pre-approval, and you've looked at the listings and picked out several that you like, we can go view the properties. Easy? Yes. Especially if you follow my recommendations. As a Buyer's Agent, I do the following:1) Send you, via e-mail, property listings on a daily, every other day, or weekly basis. Your choice.2) Help you determine your price range with assistance from several lenders. We need a 'page 11' filled out by your lender.3) Show you properties that meet your criteria, with advance notice.4) Explain pricing in our market. We don't use square footage like many areas.5) Prepare a market history and market analysis on the property before you write an offer.6) Negotiate on your behalf. I only represent you in the transaction.7) Keep in touch, via e-mail, on a continuing basis.8) Strongly recommend the following inspections: general inspection; radon and possibly mold and/or termite.9) Strongly recommend that you contact three insurance companies and compare service and price.10) Strongly recommend that you hire an attorney to assist you in your purchase. The seller will have an attorney!11) Do a final walk-thru with you at the property prior to closing.12) Attend the closing with you, which will be held either at a title company or the seller's attorney's office.13) Expect the closing to take two hours. You will not be permitted to put your furniture in the property prior to the closing.14) You'll need to have the following items with you at the closing: 1) A certified check made payable to yourselve in the amount that the lender has told you; 2) A current driver's license and 3) A pre-paid property insurance policy.
