As a first time homebuyer, I was very naïve about the home buying process. I really did not have an idea of where to begin and where the process ended. I visited the model home and was aware that the home would be new construction but the layout of this particular home fits my requirements almost exactly, so I had to make it happen. I was in touch with Lynna through a referral from a colleague who recently entered the home buying market and had nothing but glowing reviews of Lynna’s efforts, tenacity, and expertise in the real estate field. I had visited the model home on 2 or 3 occasions prior to making a decision to move forward and had Lynna accompany me on the last visit. She educated me on the purchasing process to include financing the purchase. I learned a lot about new home construction and quite honestly, many things that I would never had considered if it were not for her involvement. We went back and forth with the builder on offer and counter offer. Finally, with Lynna’s persistence, they accepted our offer. I feel the purchase is a great buy for me based on changing family needs for a much large home, a great school system in Loudoun County, and an excellent neighborhood that is safe and well maintained.
I cannot express enough how hard Lynna worked every day to make this happen. She provided continued progress updates during the construction-phase that turned out to be invaluable. Here is what the builder did and did not do and how Lynna was able to get things straightened out.
1. Sales person forgot to add the Sunroom as a build option but remembered to add the recessed lighting package for this room;
2. Added the incorrect in-law suite in their system that Lynna immediately caught prior to their pouring the foundation;
3. Offered a stone option that the builder stopped carrying 6-months prior to my purchase. Lynna worked with the builder and the stone manufacturer to match the stone to what I had initially chose;
4. The house siting, based on what the builder envisioned, provided me with an 80 foot front yard and a 20 foot back yard, which is opposite of what I initially expressed as my desired house location. Lynna caught this mistake and took quick action to have this issue corrected with the county for re-siting of the house to include working with the engineers having the apron and driveway moved for a more direct route in to my garage.
Her abilities to establish and maintain a great working relationship with the builder helped to move things along and I also believe achieved a better eye to detail in the building phase of the project. Lynna worked hand-in-hand with the construction site managers to ensure I received what I wanted and actually paid for. I always recommend Lynna to friends, colleagues, and anyone I know that is looking to buy or sell their house, especially buyers wanting to get into new home construction. She was FANTASTIC!!!
