I locate properties for the purpose of investing (land, income property, fixer-upers and below-market-value properties). The fixer market is a bit flat in the area right now because it seems that people are feeling no shame in putting their run-down and damaged properties on the market at or near market price. The housing prices here in California (southern California especially) are fueled by the fact that thousands of people move here each month, driving the demand for more housing, which is exceeding available housing and new construction. Good investment properties to look at are income properties (Duplexes to Apartment buildings and complexes) and land (primarily residential and some commercial). Apartments (four units and larger) are starting to be a very hot investment, as is residential land (for building new housing), are starting to move quickly as investors start to dive into that segment of the real estate market. My intention is to not only find the properties for investors and do the real estate transactions, but to go into partnership (limited partnerships preferred) on the deal with the investor(s) (individual or group) whereby I act as general partner and project manager for the investment project. As I locate properties that are worth looking at, I will get you the quick basic information needed to make a quick competitive decision to invest, be it a fixer, units or land. Remember the market is hot and investors are not hesitating to snatch a property if it shows the slightest profrt potential at this point. I look forward to working with interested and serious investors, developers and builders. The current market here in California is still pretty hot and mostly a seller's market (more people looking for properties than are available) so there is a lot of competition among buyers and investors. When I find the properties and present them to the investor(s) (individual or group), I intend to have all the needed information so that the only decision to be made is "Yes" or "No" as far as making an offer on the property or properties and going forward with the deal and project. The areas of interest initially will be the San Gabriel Valley area of Los Angeles County, San Bernardino County, Riverside County and parts of Orange County.
