What I do as a listing agent for sellers:


1.    Do preliminary research to determine the appropriate listing price for your home.  This includes (but is not limited to) CMA (Competitive Market Analysis) & Price Trend Analysis, school analysis, and curb appeal.

2.     Discuss your objectives surrounding the sale of your home.

3.    Provide information about the current local market.

4.    Present information to you about the market value of your home along with projected outcomes if you list above/below suggested market values.

5.     Provide list of action items necessary to present your house in the most favorable light for resale.

6.    Offer information about the home selling process, the good, the bad and the ugly.

7.     Review showing times and instructions.

8.     Provide names of resources to assist in home maintenance projects.

9.     Serve as a resource when dealing with contractors.

10.Review, explain and complete the Listing contract and associated addendums.

11.Gather documents/information needed to list property on MLS.

12.Take pictures/videos that put your home in the best light, for use in marketing your property & listing on MLS.

13.Enter information into MLS system, making listing information available to local Realtors.

14.Ensure your house listing information is populated onto multiple (over 80) real estate websites, providing exposure to literally millions of homebuyers.

15.Install a lockbox on property to allow access to Realtors wishing to show your property.

16.Arrange to have a sign placed on the property.

17.Create marketing materials that include (but are not limited to) a fact sheet brochure for display in the property.

18.Send out email blast to agents who have represented buyers of similar properties within the last year.

19.Promote property on social media.

20.Blog about the property to further create market buzz about the property.

21.Host Open Houses.

22. Report to seller on Open House attendance and visitor feedback.

23.Weekly evaluate market and determine what actions/adjustments need to be taken to improve marketability of home.

24.Provide ongoing weekly reports to seller regarding Realtor showings, feedback, MLS views and local market activity.

25.Review and present purchase offers.  Provide guidance for counter offers and negotiate favorable seller terms. Discuss with seller the wide range of terms/responses available.

26.Call mortgage lender on offers and determine the financial strength of potential purchasers.

27.Oversee the completion of accepted offer contract.

28.Update property signage.

29.Update status in MLS.

30.Meet appraiser at house and if applicable make sure they have favorable comps and copies of paperwork detailing home improvements.

31.Ensure access for home inspector.

32.Negotiate, as needed any repair requests coming out of the inspection report.

33.Follow-up with applicable parties to ensure progress toward settlement table.

34.Stay in close contact with buyer’s agent and Title Company during the contract phase to ensure a smooth closing and handle and issues that arise.

35.Ensure buyer’s agent has access to property for final walk through.

36.Remind seller to coordinate the termination/transfer of utilities.

37.Review the HUD-1, prior to settlement for errors.

38.Attend settlement and answer any questions that may arise.

39.Arrange to have signage removed from property.

40.Update status in MLS.
