There's a lot more involved in selling a home than just placing a sign in the yard. There's no guarantee that a buyer will just walk in your front door and buy your home. There's lots of prepreation involved from a CMA to effective marketing and curb appeal. It's important to price your home effectively from the beginning so your home doesn't become "market worn". What I do for you is prepare a market analysis to help effectively price the property according to recent sales in the area. I then go through the property looking for anything that needs to be completed (painting, repairs, cleaning) prior to putting the home on the market.
