I have successfully represented buyers seeking townhouses, land, and detached houses. Today's real estate market has changed dramatically from the hey-days of 2005 and 2006 when a house could be listed and receive at least 10 offers (with escalation clauses) the first day. Buyers often wrote beautiful letters to the sellers that were almost love letters!! Telling the seller about the dreams of Christmas with their children in the listed house -- often times the letters were accompanied by a cake, flowers, and photos of the buyer's children. The idea was to convince the seller that the buyer would treat the house well and raise beautiful, well mannered children in the house.
