I have been involved in the construction business since the late 1960's where I began to improve my skills in all the trades until I procured my general contractor's license in 1995. In the early 1980's I began investing in real estate by purchasing apartment buildings and single family homes, fixing them up and either renting them out or reselling them, which I did until 2002, along the way procuring my real estate sales license in 1988 and my real estate brokers license in 1998. In 2001, with the encouragement from a business partner, I wrote a book on real estate investment which was published in 2003 by a national publisher called "Successful Real Estate Investing in an Ever Changing Market" (Cypress Publishing - Leawood Kansas - ISBN 0-89447-340-9). In 2002 through current I am and have been the designated Real Estate Broker for Village Management Company out of Indianapolis IN for their Arizona holdings. Along with their sister development company, Englewood Development, I surpervise their property management division with regards to Arizona Real Estate rules & law. I also run quality control on their annual construction projects by inspecting their 900 + apartments before occupancy and at the warranty periods and annually thereafter. In 2005 I was a founding member of 007 Home Inspections. In early 2008 I founded my own home inspection company - 'Inspector Homes LLC' (www.inspectorhomesllc.com ) My time is currently divided between my home inspection business and my job as designated broker for Village Management Company.
My qualifications and experience are unique in that I have decades of experience in both the construction and the real estate sides of real estate investment and that I am also a nationally published author on the subject. My life experience makes me more than qualified as a home inspector for both new construction and older homes. If you are a realtor looking to refer a home inspector to a customer I also have the perspective of the realtor in mind. I would not be inclined to make offhand comments that would interfere with the realtors function.
In my book "Successful Real Estate Investing in an Ever Changing Market" I made many predictions in the book written in 2001 all of which have come true including the significant decline in the housing market which we are currently undergoing.
