| My husband and I started our home search back in August. I was determined to go at it alone without an agent as prior experiences with agents led me to believe they were not necessary. After a few weeks, I was exhausted and had gotten nowhere. I called Justin to see if he could help. He asked Ryan Sconyers to contact me and the rest is history From the beginning, Ryan was patient through the roller coaster of criteria changes in our "perfect" home and stayed positive and motivating. | I have worked with Ryan on 2 transactions: (1) the purchase of my first home (in Poncey Highland), and (2) the sale of a rental property that an investment group I was part of bought, renovated, rented, and sold (in Avondale Estates). I cannot say enough about Ryan's amenable professionalism, knowledge/experience, and, perhaps most importantly, tenacity. Ryan's professionalism is evident from the first time you meet him - he treats you as a respected client, without keeping his distance. He gets to know you and what you really want and then executes on that vision. For example, during the purchase of my first home, he blocked off an entire Saturday to show my significant other and me at least 8 houses. He arrived in a blazer and showed us into his car to begin the 5+ hour tour of houses he had thoughtfully identified as being consistent with our ideal price range, neighborhood, and layout. He balances this professionalism with a personable willingness to learn more about you and what fuels you. Ryan is also knowledgeable and experienced, not only in the area he serves (predominantly in-town neighborhoods), but also in general real estate matters, serving him well at the negotiating table. During the search for my first home, Ryan was able to identify a structural issue with at least 2 houses. This saved time (from viewing the houses again) and money (from hiring an inspector to discover the same structural issues). His knowledge of houses, the markets he serves, and real estate in general combine to make him a talented negotiator, capable of helping get the most value in a deal and - in the case of the recent investment property he helped sell - identifying which offers are the most worth entertaining. Lastly, and (as the recent sale of my investment property showed) most importantly, Ryan is tenacious. A business partner in the investment group hired another realtor to sell the property. The other realtor seemed to generate an alarmingly small number of leads. We chose not to renew the listing agreement with the other realtor and had to begin the realtor search again. Ryan immediately came to mind. Not only did he generate multiple viewings a week, he also stuck with us through a no-doubt frustrating process, in which we had at least 4 offers fall through. In the end, after 4+ months of negotiating, re-listing, dropping the price, etc., Ryan got our house sold! To recap, I strongly recommend Ryan, as he is easy to work with, knowledgeable, and delivers results |

| Emily did a great job. She determined the best listing price for my loft by how the market was moving in the surrounding area. Since my place was unique we priced it to sell and a bidding war took place. I ended up getting more than the asking price of the loft. I had also moved to Houston during the whole process of selling the loft. Emily was very helpful in getting contractors set up and making sure the work was complete in order to fix the necessary repairs from the requests by the buyer. I would recommend Emily to friends and family. |

| I purchased my home back in October 2013 with the help of The Graham Seeby Group. I couldn’t be more pleased! Now I am the over analytical thinker type of person who works independently and prefers doing things myself. That being said, Justin Seeby, Joan Ware, and their group made me feel comfortable and that they actually cared about my needs in the home buying process. Ryan Sconyers was appointed to be my agent. From our first meeting he was very attentive, listened to what I desired in a home, and actually suggested a wish list of features that I thought would be unattainable. Ryan quickly learned the type of house I that was dreaming of but was also aware of my budget in keeping within a price range. Within a few weeks we found the home that I was looking for. This is when Ryan’s talents shined. We put a contract down on the home we found, and there were numerous exclusions that I wanted fixed and/or compensated for. I knew that to get everything we were asking for was a long shot. Ryan worked diligently with the seller’s agent, staying up until 1 or 2 am in the morning to reach an agreement. In the end, I did get everything that I asked for which only in the long run saved me thousands of dollars in repairs. | I asked Justin to interview when I first put the property on the market. He came with the strongest listing presentation out of the 5 agents that I interviewed. His marketing and communication avenues were the best, but I did not hire him because the other agents told me what I wanted to hear and not what was fact. Justin told me what my property would sell for right up front and after all was said and done he was right. After 99 days on the market with another agent I hired Justin. It took 3 weeks and my property was under contract for what he told me it would be 4 months prior. LISTEN to him; he knows what he is talking about. Just call him and ask questions - he is impressive! |

| My family and I moved to Atlanta from overseas, where I had spent the last 20 years or so as a foreign correspondent and bureau chief for the AP. I set out to find out who was considered to be the best real estate agent in Atlanta. As a journalist, I am paid to ask that sort of question and find out the true answer. My research showed that Justin Seeby is the person many consider to be the city's best agent. After working with him for many months, my finding was confirmed in spades. In our case, there was some uncertainty about whether we'd be staying in Atlanta, so we ended up changing our minds on some key decisions, including backing out of one deal after going under contract. In the end, we decided to stay and Justin was able to find us an incredible home at a price well below market value. We were certainly not easy clients, and the peculiarities of our situation made his job exceptionally difficult. But he stood by us throughout the process, and displayed an enormous amount of patience, kindness, professionalism and intelligence. | I have bought and sold several properties in metro Atlanta as my family has grown over the last decade. Justin has been my agent on every one, both as buyer and seller.
