We provide electronic drawings of existing conditions for residential, commercial, office and retail spaces for sale or lease to real estate agents, property management groups, landlords, proposed tenants, architects and engineers all over the Mid-west.

For Real Estate Agents, Property Management Groups and Landlords:

We provide Lease Outline Drawings (LOD): The LOD is a basic floor plan showing the available building or space for sale or lease. This drawing will show the existing floor plan as is. We show walls, windows, doors, plumbing, electrical panel, HVAC equipment, existing square feet, and basic utility location & information. This first initial step is to catch the eye of the potential buyer or tenant for a quicker sale or lease without wasting their time or yours. What we do is physically measure the building for sale or space for lease and draw the actual scaled version of the floor plan in AutoCAD, then convert to PDF and E-mail these drawings to you. These drawings can be added to your web site for additional information or used however you please. Potential buyers and tenants like to see what you are trying to sell or lease. Sellers and property owners want to give the potential buyer and tenant as much positive information as they can for a quick sale or lease. These drawings can also verify the square feet of the space you have on record and verify if your tenants are paying for what they are leasing.

For Proposed Tenants, Architects and Engineers:

We provide detailed and accurate AS-BUILT drawings for you to produce detailed and accurate construction documents. The as-built set will include the floor plan, reflected ceiling plan, mechanical plan, exterior elevation, photo plan and on-site survey form.

Floor plan: The floor plan will consist of a measured drawing of all exterior and interior walls, doors, windows, columns, electrical panels with a one-line diagram of the electrical equipment, toilets, sinks and floor finishes.

Reflected ceiling plan: The reflected ceiling plan will consist of a drawing of the ceiling layout. This includes all lights, HVAC supply and returns, exit signs, emergency lights, sprinkler heads, speakers, fire strobes, pull stations and duct detector monitors. We will indicate the ceiling and soffit material as well as all heights of the ceilings and soffits.

Mechanical plan: The mechanical plan will consist of a drawing of the equipment above the ceiling. This includes the HVAC system (roof top unit, VAV, etc.), supply and return ducts, beams, joists, sprinkler supply and branch lines, transformer and water heater.

Exterior elevation: The exterior elevation will consist of a measured drawing of the front entry into the space. We will show the heights, materials, finishes, windows, neutral piers, mullions, glazing clips, doors, sign band and awnings.

Photo plan: The photo plan will consists of most of the photos shot at the space. You will receive an exterior photo plan, interior photo plan and a mechanical photo plan. Also included will be a PDF of all the photos taken at the space, typically 250 – 300 photos are shot during a typical site survey, sometimes more or less depending on the size and complexity of the space. However not all photos will be used in the photo plans, but you will receive all the photos.

On-site survey form: The on-site survey form consists of important information not shown on the plans covering questions concerning electrical, mechanical, plumbing and general misc. necessary information to produce accurate construction documents. This is a form that is completed at each site verification.
